What Are Our Rebates?

You know the drill, the traditional model for real estate required agents to drive clients around to see homes in order to narrow down their search. Of course this meant agents were limited to how many clients they could effectively work with at one time.

With the Internet tools available on our web site, buyers can narrow down their search and dramatically reduce the time we spend--saving our time saves our buyers money.

But don't be afraid that we'll just write up a contract and disappear. We are committed to full service at discount rates.

Our Buyer Incentive rebate program allows you to apply our 20% rebate* towards your costs at the close of escrow, or buy down your loan rate and save even more!

What alternative models are available? Essentially their are traditional agents and virtual agents--we've created a hybrid of these two. Let's look at some of the advantages and disadvantages of each model.

Virtual Agent's Pros & Cons:

Pros

  • Offer 1/3 commission rebate to their clients

Cons

  • Remote agents cannot effectively specialize in all the areas a buyer may be interested. Being unaware of local issues which may affect a buyer's decision to purchase a particular home, such as traffic, microclimate weather patterns, future development regulations affecting their ability to remodel or add onto an existing structure, can have a detrimental effect.
  • Many agents are relatively new to the business and may not be experienced enough handle complex transactions.
  • Buyers are forced to tour all homes on their own and make appointments to see the inventory. If a particular house is not open on a Sunday, they may be out of luck--virtual agents do not show property.
  • Like it or not a buyer's agent reputation can have a direct bearing on whether or not a seller chooses to accept their offer. Well known experienced agents who specialize in an area and have a documented history of successfully closing transactions have a competitive edge in multiple offers.
  • Virtual agents may spend little time viewing the home they are selling. State law requires all agents to do a diligent visual inspection of every home they sell, but visiting a property on multiple occasions may reveal more than one perfunctory, cursory visit. Clearly, an agent who has sold hundred of homes will have a better understanding of what defects to watch out for.

Traditional Agent's Pros & Cons:

Pros

  • Often well experienced and knowledgeable
  • Full service often translates into whatever it takes to get the job done right
  • Typically know the inventory, and neighborhood nuances

Cons

  • Most do not offer any substantial buyer rebates and are often limited by their company's commission policies
  • Sometimes a buyer does all the leg work while the agent collects all the commission.
  • Traditional agents, by definition, are reluctant to embrace alternative compensation models to the detriment of their clients and themselves

Our Hybrid Model

What's the advantage to our model? Full service at discounted rates.

There's more to buying a home than writing a contract--knowing the intricacies and nuances of a neighborhood can be priceless.--issues which can have an important impact on a buyer's decision to purchase a particular home--only facts where an agent specializing in a particular area can assist.

We've worked for many of the larger brokerages; like Alain Pinel and Coldwell Banker, and now work with an independent company which serves our progressive business model and allows us the freedom to offer alternative fee structures.

How do we do it?

Our innovative model for real estate benefits from Internet 2.0 technologies; giving buyers the freedom to view virtual tours and narrow down their search--saving us our time and buyers some money. By registering with our Home Alert system, buyers will be automatically updated when any home which meets thier specific parameters is listed for sale.

  • Want to see a home that doesn't have a virtual tour or open house? No problem; we'll gladly meet you at the property.
  • Care to pick out several homes and have us give you our opinion on which one offers the best value--we're a phone call away.
  • Need advice on values, neighborhoods, or how to make an attractive offer even under the asking price? We're there for you.
