What alternative models are available? Essentially
their are traditional agents and virtual agents--we've created a hybrid
of these two. Let's look at some of the advantages and disadvantages
of each model.
Virtual Agent's Pros & Cons:
Pros
- Offer 1/3 commission rebate to their clients
Cons
- Remote agents cannot effectively specialize in all
the areas a buyer may be interested. Being unaware of local issues
which may affect a buyer's decision to purchase a particular home,
such as traffic, microclimate weather patterns, future development
regulations affecting their ability to remodel or add onto an existing
structure, can have a detrimental effect.
- Many agents are relatively new to the business and
may not be experienced enough handle complex transactions.
- Buyers are forced to tour all homes on their own
and make appointments to see the inventory. If a particular house
is not open on a Sunday, they may be out of luck--virtual agents do
not show property.
- Like it or not a buyer's agent reputation can have
a direct bearing on whether or not a seller chooses to accept their
offer. Well known experienced agents who specialize in an area and
have a documented history of successfully closing transactions have
a competitive edge in multiple offers.
- Virtual agents may spend little time viewing the
home they are selling. State law requires all agents to do a diligent
visual inspection of every home they sell, but visiting a property
on multiple occasions may reveal more than one perfunctory, cursory
visit. Clearly, an agent who has sold hundred of homes will have a
better understanding of what defects to watch out for.
Traditional Agent's Pros & Cons:
Pros
- Often well experienced and knowledgeable
- Full service often translates into whatever it takes
to get the job done right
- Typically know the inventory, and neighborhood nuances
Cons
- Most do not offer any substantial buyer rebates and
are often limited by their company's commission policies
- Sometimes a buyer does all the leg work while the
agent collects all the commission.
- Traditional agents, by definition, are reluctant
to embrace alternative compensation models to the detriment of their
clients and themselves
